6 things to think about when buying your own home

So, you’ve decided it’s time to buy your own place to live in. That’s great! Now comes the practical part – deciding what’s important to you in your own home.

For me, a dog-friendly garden was a must, as was the scope to add some real upgrades and value down the track through potential for renovation. Being under a flightpath? Well, that’s a story for another day.

So yes, a home of your own isn’t only about bricks and mortar. It’s where you’ll start the morning with a coffee, kick back after a long day, and maybe even raise a family. That’s why it’s worth stepping back and thinking clearly about what really matters to you.

Here’s a simple guide based on my own experiences as a buyer and a mortgage adviser to help you get your thoughts in order during what is a very exciting time in your life.

 

1. Location matters – but it’s personal

The producers of Location, Location, Location haven’t made all those seasons for nothing. But while we all know location’s important, a “good” location means different things to different people. 

  • Do you want to walk to the train station?
  • Are good schools and a nearby park a priority?
  • Do you need quiet, or do you thrive surrounded by cafes, bars and buzz?

It’s about working out what is right for you and your family.   

 

2. Think long-term (but don’t forget the near-term)

It’s always a good idea to think a few years ahead when looking at properties. Will this place still suit you if you change jobs, have children or decide to work from home more? Future plans are an important consideration when looking for a home, and the more a home can flex with your life, the more suitable it could be.

As for the here and now… if you love having friends over, is there a good outdoor area or a big living space for gatherings? Got pets? Think if there’s enough yard space for them. And if you’re buying an apartment, check they’re allowed under strata bylaws.

 

3. Know your budget – and what fits inside it

It’s important to stay within budget. And consider what are non-negotiables and what features you’re a bit more flexible with. A large outdoor pool can certainly be an enticing feature, but ask yourself if you can afford this and still enjoy the other aspects of life. It’s all about matching our budget with our dreams. Sometimes we may need to compromise on certain things to achieve the overall dream.

4. Layout beats looks

A colour scheme can be easily remedied, but a bad layout can be harder to fix. It’s good to consider how the space flows.

  • Are the bedrooms the right size for your family?
  • Is there natural light where you need it?
  • Does storage amount to more than a cupboard under the stairs?

 

5. Don’t skip the boring stuff – get a building inspection

Pipes. Roofs. Wiring. Insulation. They’re not exactly the exciting part of buying a home, but they’re certainly worth checking. Because while that beautiful old Queenslander might be charming, what’s actually happening behind the surface? A building inspection can save you a lot of money and hassle later.
